2015 Better Together Get Together Session Abstracts

Tuesday, May 05, 2015 “You the Client”

Macro-Economic Trends

Dr. Frank Nothaft

U.S. economy update with a focus on rental housing and mortgage markets.  Economic growth is expected to settle in at about 2.5-3.0% with long-term interest rates gradually rising in the second half of 2015.  Single-family house prices are forecast to rise 5-6%, which may sustain demand for rental homes.  Rental markets remain tight in many markets with low vacancy rates and have led to a pickup in apartment construction.  Multifamily mortgage originations are forecast to rise to more than $200 billion in 2015.

Voice Of Client Breakout Workshop & Expedited Review Recap

Kay Shepherd, Senior Director, Client Experience, CoreLogic SafeRent

Not all Customers are created equal!  As Thought Leaders in the Multi-Family industry, SafeRent desires to understand your modern day business challenges.  This intimate workshop will provide a relaxed opportunity to share valuation of products/service on the market and discuss your brand and needs for the future.

Business Impact Report: Mitigating Bad Debt

Speakers: Mike Brown, Sales Director, CoreLogic SafeRent
Stacie Dachtler, Strategic Account Manager, CoreLogic SafeRent

When lowering or raising your decision points, do you know what the impact will be on your properties NOI? How do you determine what security deposit you should be requiring in a specific score range at a property? Understanding the relationship between Renter Credit Quality (RCQ) and revenue or expense is valuable. In this session we will discuss the Applicant Analysis and Business Impact Scenario reports along with the business intelligence they provide. You will hear from fellow clients about how they are using the reports. We will brainstorm around possible approaches these reports can be used to bring you additional value.

Wednesday, May 06, 2015 “Analytics and Industry”

Velocity of Change in Multifamily: Demographics / Acquisitions

John Wilhoit, President, Wilhoit Investment Network, LLC

Demographics affect the future valuation of assets. Neighborhoods can change exponentially in less than two years. The changing dynamic of the American multi-cultural marketplace effects rents, rent growth and asset valuations. The color is green ($).

Growth through organic acquisitions is fundamental to gaining scale in Assets Under Management (AUM). The necessity of speed in due diligence requires greater velocity than ever before as pre-acquisitions preparation absolutely determines post-closing victory’s.

  • How do you prepare your acquisition strategy for economic shifts in neighborhoods?
  • What is the key demographic component to forecasting rent growth?
  • Where do you findperformance that converts to Funds From Operations (FFO)?

Optimization: Using Data and Analytics to Improve your Rent Income

Jianjun Xie, Sr. Principal Scientist, Decision Analytics and Research Team (DART)

Rising rent price and low vacancy rate bring us a strong rent market. Does it mean everyone sits on their best spot? It depends on the local market and your own renter portfolio.  This talk will address how to utilize data and analytics to measure the renter quality, optimize approve/decline threshold, adjust security deposit amount, enforce the renter insurance policy, set the competitive rent price, and maximize the net rent income.

Panel Discussion: The Evolution of Technology in MultiFamily

Panel: John Rogers, SVP, CoreLogic Innovation Labs, CoreLogic
Praveen Chandramohan, Sr. Director, Technology Solutions Group, CoreLogic
Joe Hold, Director, Pivotal

Technology is changing faster than ever! And it's enabling companies to transform - it's also allowing new companies to disrupt markets - think Uber, Tesla, Netflix - these companies are essentially software companies.

Praveen Chandramohan and John Rogers, senior executives within CoreLogic and Joe Hold, an executive with Pivotal, CoreLogic's technology partner will debate the opportunities, challenges and experiences of using technology to innovate and disrupt markets.

The Many Faces of Identity Fraud

Stephen Coggeshall, Chief Analytics and Science Officer, ID Analytics, LLC

Stephen Coggeshall, Chief Analytics and Science Officer at ID Analytics will present findings on the different modes of identity fraud, specifically identity theft, identity manipulation and synthetic identities. Examples of each will be shown in the context of fraud rings operating in the U.S. He will also present some current research into the classification and identification of identity fraud.

Legal & Regulatory: Update on the Legal environment impacting Multifamily

Rebecca Kuehn, Partner, Hudson Cook, LLP

Will “ban the box” laws be extended to tenant screening?  What will the impact of the expected Supreme Court ruling on disparate impact under the Fair Housing Act be?  What are the privacy  pitfalls to avoid in interacting with consumers in the new digital world?  This presentation will  provide an update on significant regulatory developments affecting the multifamily housing industry.
