Our Residential Tax Services Include:

Accelerated Tax Set-up (ATSU): Offers an accelerated search for required agencies, tax IDs and last available installment amounts with customized output you can upload to your front-end or servicing system. Automates real estate tax data retrieval and provides a quick, guaranteed turnaround.

Escrow Services: Ensures accurate and timely reporting of property tax information for escrowed loans by providing tracking and reporting of tax bill requests and payment dates, and securing formatting requirements for more than 22,000 taxing jurisdictions.

Non-escrow Delinquency Services: Monitors the payment status of loans on which the borrower is responsible for paying taxes directly to the taxing jurisdiction. Through our automated interfaces with tax collectors and extensive field network, we can promptly notify you of delinquent taxes, provide updated information when required and pay delinquent taxes on your behalf and according to your guidelines. Our services can also assist with regulatory and investor reporting requirements. In addition, we offer extensive reports, including risk severity reports to track items eligible for tax sale.

Delinquency Letter Follow Up Services (DELFUS): As an enhancement to tax payment status reporting, we can provide delinquency follow-up mail services.  We customize this service to fit your individual requirements and will provide written notification on your letterhead at designated intervals, with requests for proof of payment. Based upon the borrowers’ actions, we can send additional escalation letters. Throughout the process, we keep you informed through a series of management reports and SMARTWeb system data. We compile all responses received and send you the information.

Tax Payment Verification and Tracking: Allows you to contract with us to determine the current tax status of a property, or properties, not otherwise covered under our services. Based on the tax identification numbers you provide and information from taxing authorities, we will check the payment status of current and prior year taxes and provide a simple paid/open report.

Redemption Reporting: Assists in determining the status of real estate tax payments on properties as well as the payment information required to resolve a delinquency and/or tax sale.

Property Locator System (PLS): Provides online access to more than 22,000 taxing authorities, allowing you to gather tax information at your convenienceWith Property Locator Service, you get detailed property tax information—on demand.

Individual Residential Tax Reporting Service: Allows individuals and lenders to submit a single order for residential non-escrow reporting.

SMARTWeb: Our state-of-the-art online tax information service allows you to originate new tax service orders, perform order maintenance functions, originate and view claims, and order reports. SMARTWeb operates in a real-time environment, making loan number, service type and other changes effective immediately. SMARTWeb provides online access to more than 3,500 tax roll files, tax requirements for 22,000 tax authorities, and tax bulletins. 

TaxWatch: Our automated database solution helps you monitor collateral loss risk resulting from delinquent taxes and tax sales.This powerful solution draws from a routinely updated database of more than 141 million parcels with more than 25 million delinquent tax and tax sale records. Easily review portfolios for sale and acquisition purposes. Track loans in first-lien position on a periodic basis and track second liens that may have moved into first-lien position.

Tax Outsourcing Services: Our comprehensive offering includes some or all of our residential tax service support functions. We currently manage 31 tax outsourcing clients, representing more than 22 million loans.
