  • Electronic processing: All work received from a client is uploaded and distributed to the field electronically, and the field representative enters the inspection results upon completion.
  • Quality control: Logic and quality checks begin at order entry so that any errors are caught early in the process. Only when all quality and logic checks are satisfactorily met, is the information accepted.
  • Nationwide network: Inspectors are selected against rigorous standards and their performance is monitored and measured through a vendor report card.

Occupancy determination: Look for any exterior details that could indicate occupancy: utilities on, people in the yard, neighbors have seen occupants, mail, newspapers, personal property visible?

Exterior inspections: Occupied property can only be inspected from the exterior and based on photographs taken from all sides of the property. Photos document the neighborhood and the external conditions when entry is not allowed.

Interior inspections: Vacant property can be accessed, usually from the lock box. The current conditions, any damage or personal property that is present, and documentation with photographs as evidence of the conditions reported. Interior inspections are critical in determining the value of distressed properties. Inspecting the inside of the property can only be made on vacant properties.

Multiple inspections: Interest rates and other factors can change so quickly before the closing process is complete. Multiple inspections are needed to protect the investment. Most investors and government agencies, including HUD, Freddie Mac, Fannie Mae and the Veterans Administration, require servicers to perform property inspections anywhere from monthly to weekly to keep them apprised of property condition and any changes in value.
