Why do you need a Natural Hazard Disclosure Report?
Per California Civil Code 1103, a Natural Hazard Disclosure Statement is required on most residential property transactions. Passed June 1, 1998, Cal. Civ. Code 1103 consolidates new and existing required disclosures into a Natural Hazard Disclosure Statement (NHDS). The purpose of a Natural Hazard Disclosure report is for buyers in California to be aware of any possible natural hazards affecting a property before proceeding with a purchase.
What is included in a DisclosureSave Natural Hazard Disclosure Report?
DisclosureSave NHD includes all State, County and Local City disclosures (where available). Per Sec. 1103 of the California Civil code, every report includes mandated flood, fire and earthquake zones. In addition, local determinations from General Plans: Safety Element issued in the past year and available from local county and city jurisdictions are included.
The report also covers other important disclosures and advisories, to include Airport Influence Area, Former Military Ordnance Sites, Right to Farm, Mining Operations, Williamson Act, Duct Sealing, Tsunami Inundation, Coastal Protection Zones and more.
The Gold and Platinum Reports include a tax section, disclosing the California-mandated “Notice of Special Tax” for Mello Roos Community and “Notice of Special Assessment” for 1915 Bond Act.
The Platinum Report includes an environmental section, listing certain man-made environmental contamination on or near the subject property.
Do you offer Commercial Natural Hazard Reports?
DisclosureSave does provide Commercial NHD Reports- created under the same high standards of quality as our residential reports. It includes all mandatory natural hazard disclosures in a single, easy to read NHD report.
Do you offer Master Subdivision NHD reports?
DisclosureSave offers a Master Subdivision NHD report for $250. In addition, we can process additional parcel NHD reports as needed for $35 per parcel. If you have a large volume of reports needed or want to include tax and environmental disclosures to your subdivision report, please call our customer support team at 877-302-3262 for a custom quote.
Can I cancel my order?
If a property falls out of escrow, you can cancel your report free of charge. Simple email or call our customer support team at disclosuresave.res@corelogic.com or 877-302-3262.
Does the report cover my seller and me against liability?
DisclosureSave offers a Limited Warranty and limited indemnification for the seller, the buyer, their agents, and the Escrow and Transaction Coordinators Full terms and conditions are set forth in the Terms and Conditions section of the NHD report.

How do I update escrow information?
Ready to close? Easily update your escrow information in one of two ways. Contact customer support with your new information and they will update the order on your behalf and send the invoice to all parties. If preferred, update the order yourself by logging in your online account, click Order History, look up the report in question and update the escrow information on the Order Review screen.
