In California, understanding physical property risk is a vital requirement for the future security of residential transactions and most commercial properties.
DisclosureSave is a complete, compliant NHD report that uses comprehensive property data to help real estate professionals, escrow officers, and homeowners assess a property’s proximity to flood hazard, wildfire-prone areas, very high fire hazard risk, and earthquake potential. Reports include all state, county, and local disclosures, where available.
Our team sources the data that backs our natural hazard disclosure reports from CoreLogic’s unrivaled property data archives as well as public records. We compile data for fire, earthquake, and additional perils to give you the most current representation of natural hazard risk.
Securely access your reports online, by email, and by mail. Our NHD report contains easy-to-review maps that visually represent the hazard zones in relation to a subject property. Also, properties in the Special Flood Hazard Area are provided with a CoreLogic flood certification.
We are committed to providing expeditious answers, so our turnaround time for our natural hazard disclosure reports is typically between 15 – 20 minutes — if not sooner. With address auto-complete, APN, autofill for seller names and stored contacts, placing an order has never been easier.
DisclosureSave proactively monitors the accuracy of our NHD reports. We are continuously reviewing our data integrations, and every month, we verify our research accuracy and the regulations surrounding disclosure compliance requirements.
Whether you’re a homeowner, a real estate agent, or an escrow officer, if you’re in the state of California, you need a natural hazard disclosure report. But not all reports are created equal.
DisclosureSave is for those who want information beyond just check a box. If you’re curious about exactly where a parcel is in relation to a natural hazard risk or you’d like assurances that hazard risk is based on current records, our property data records ensure that you have the most accurate data available.
Our leading geographic information systems (GIS) technology eliminates human error, ensuring unwavering consistency and unrivaled granularity in critical reporting.
When subject properties are situated near or within hazard boundaries, our research team uses GIS to filter down to the nearest parcel level and make precise determinations of property risk. This detailed view of property location and hazard risk proximity is provided to you in our reports.
Now, you can scale our NHD reports to a subdivision level with our Subdivision NHD Report.
This detailed report covers all mandated disclosures but expands the area to a pre-determined development project to ensure that all properties within a subdivision adhere to California’s natural hazard disclosure obligations.
Each NHD report starts at $35 per lot. Please see our pricing options below or contact our customer service department to get a custom quote today.
Empower informed decision-making by visualizing a property’s environmental context and safety considerations in the context of its natural hazard risk(s). Our reports include snapshot hazard maps for you to visualize with detail the flood, fire, and seismic hazard risk and better analyze a property’s overall physical risk.
For properties that are in proximity to one of these natural hazards, our maps indicate the location of the subject parcel and outline the boundaries of the hazard in question. That way, you’ll know exactly to what degree a property is exposed to natural hazard risk.
Access general tax information, including the assessor’s parcel number (APN), assessed value, total tax liability, installment details, and potential supplemental tax based on ownership changes.
These reports also provide access to property tax assessments issued by the county treasurer, encompass ad valorem taxes based on property value changes, and special assessments, such as those outlined in the Mello Roos tax requirements and the 1915 Bond Act.
This feature is only available in our Gold Report and our Platinum Report.
Mother Nature isn’t the only one to pose potential threat to a property. Man-made hazardous waste is another consideration when assessing a property.
This report covers topics such as NPL sites, LUST cleanup, UST, Envirostor, SWIS, and mapped oil or gas wells and helps in considering exposure risk, public values, and economic viability of a purchase.
This feature is only available in our Platinum Report.
DisclosureSave commercial reports use the same quality standards as our residential reports, meaning our internal teams maintain and support the research and data quality presented to you.
